Estimates, not offers

Every figure this site produces is an estimate for planning. Nothing here is an offer or a commitment to lend, a rate lock, a loan approval, or a guarantee of any rate, payment, tax or premium. Only a lender's written commitment, an assessor's assessment and an insurer's policy can do that.

Not professional advice

This is an information tool, not an adviser. Nothing on the site is financial, investment, tax, legal, accounting or insurance advice, and no advisory relationship arises from using it. Decisions about a mortgage belong with you and a licensed professional who knows your circumstances.

Accuracy

Figures are drawn from the published sources listed on the methodology page and are provided as they are, without warranty of any kind. Interest rates move weekly, assessments change, and premiums depend on the individual property — so a figure that was right when the page was built may not be right when you read it. Every page states the date of the data behind it.

Using the site and its numbers

You are welcome to use the calculators and to quote the figures with a link to the page they came from. The county-level data is derived from U.S. Census Bureau estimates, which are in the public domain; the compilation and the derived figures are this site's own.

Limitation of liability

To the extent permitted by law, this site and its author are not liable for any loss arising from the use of, or reliance on, any figure or statement on it.

Changes

These terms may be revised, and the reviewed date at the foot of this page moves whenever they are.

Results are estimates for planning only and are not a loan approval. Property tax rates and insurance premiums vary by county, ZIP code, home age and coverage — confirm with the local County Assessor and insurer quotes. Rate default: Freddie Mac PMMS 30-yr fixed (7.32%, Oct 22 2026); the 20-yr default is an estimate derived from the PMMS 30-yr/15-yr spread (PMMS has no 20-yr series). Conventional credit pricing adds Fannie Mae loan-level price adjustments (effective 2026-10-01) on top of that base, anchored at the 740–759 tier, and PMI comes off a credit × LTV rate card — both are central estimates, not quotes. Loan minimums shown here are the national programs' floor; a lender may set a higher down payment, rate or fee for this state or this loan.
